Clash Between Citizens of Langley and Ongoing Plans for High Rise Developments
A topic of growing concern amongst Langley residents is the ongoing plans for high rise and townhome developments in Langley. These developments raise issues of how prepared the surrounding school system might be, parking and roadway safety issues, and much more. Citizens are coming together to voice their concern of these new developments!
One of the sites of concern is a six story tall development going up on land owned by the municipality and a local church. This building houses 60 apartment units listed below market-rates, with a daycare, 6,458 sq ft of commercial space, as well as a new community hall and church. The building is between 49 and 50 ave’s on 200th. This building would be going up in a single-family residential neighborhood and would require rezoning to allow a building taller than 3 story’s. The surrounded families are concerned about traffic, parking, the rental rates, and privacy to name a few.
Rev. Gordon McCann and Langley Mayor had advocated that the building would provide value to the community by ensuring a number of units are listed below market value and a number of resources, like the daycare center, would be available to families not residing in this building.
Despite gathering 522 signatures and public appeal to halt this development, the rezoning application was approved as of July 21, 2025.
What this means for the community remains to be fully realized.
One point of consideration is that public hearings for residential rezoning are no longer permitted, which is what had propelled the city to allow a third hearing for the public to attend. One could argue a high rise building going up in a residential area is of public concern. Is this part of the outrage the rezoning was approved? Additionally, the comments sections are exploding! The public is not on board with this development and they are speaking up, but will they be heard? Perhaps an initial public hearing and building a plan for these concerns might have allowed a better reception for the new large scale developments popping up around Langley.

For background, the combined population of Langley city and Township of Langley sat at 148,653 in 2023 and in 2024 we counted a combined population of 197,585, marking an increase of 48,932 residents. And, with an upcoming skytrain underway, one could only speculate the population will continue in this upward trend. How might this impact the real estate?
